What is a home measurement or floorplan service?

Floorplan services are just what they sound like: An appraiser measures the dimensions and square footage of the property, then draws a basic or highly detailed layout based on your requirements. The appraiser's report and floorplan is a document that can be used to prove the precise Gross Living Area (GLA), the sum of all livable area, of your home. These services are helpful and often necessary when disputing property taxes or selling a property.

How does a home measurement or floorplan service work?

During a floorplan service, an appraiser measures your property with a measuring tool — either a tape measure or laser measuring device. As they tour the house, they make note of the layout of the rooms and other features, like closets, hallways, and pantries. They may make a rough sketch of the property. Then, the appraiser writes up a report and a more detailed sketch showing the total area and the overall layout of the home. The finished product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When is a home measurement or floorplan service necessary?

Disputing real estate taxes

Property tax records frequently reflect incorrect area of a property because the values can come from various sources, and sometimes go unverified — meaning you may be taxed for more square footage than you have! Unless an appraiser has recently performed a valuation on your property (after any remodeling that may have affected square footage), you'll need one to perform a measurement service before attempting to challenge your taxes. An appraiser determines an accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop overpaying.

Marketing a listing

A home floorplan service can secure a fair price for your house. Square footage is one of the biggest elements potential buyers consider when purchasing a house — but since these values are frequently estimated rather than accurately measured, your listing may show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially decrease the price of the property as well as the number of interested buyers. The only reliable method of using a precise GLA when listing your home is to refer to a recent appraisal or home measurement service completed by a certified appraiser (after any remodeling that may have affected square footage).

For real estate professionals

To make sure that your client's home closes at a price that appropriately reflects market value, we recommend seeking a home measurement of the property. Your clients, and especially potential buyers, will be grateful for your attention to detail, and you can be certain that the GLA on your client's listing is truly representative of their home. A floorplan can also be a wonderful marketing tool to interest potential buyers since they can see the layout and attributes of the house before and after touring.
